Great bones in this one. Roof looks good, no foundation issues. Owner was an engineer, and it is well maintained. It’s just old. HVAC is just a few years old along with water heater. This is on a flag lot at the edge of La Habra Heights. Hard to comp to either city, as it’s a spec built home like LHH, but a smaller lot like LH. I’m enclosing CMAs in today condition, and my opinion of resale (1.48-1.5m)
