Seller called me. Listing contract is running out in 3 weeks. They are getting no traction. Property is dated. Addition appears to be permitted. Likely needs new roof. 348 La Verne is probably best ARV comp at 818k. 203 Tate sold at 600k in similar condition. Neither has a pool though. They really want 700k, but I don’t see it. I think they might go for 650k. They rejected 600k already
