Have an odd tenant, which is a family member paying about $1000/rent without a rental agreement. Has been there awhile. The photos we have were taken by owners brother (PM) and were the only photos tenant allowed to be taken. None of the bedroom which, according to the brother looked in similar shape to the rest of the home. The caveat on this would be the tenant in place and LA rent control. Seller lives in Ireland and wants to be done with this, so a quick close would be best.

Property is a duplex-not sure of permit status. Tax roll shows SFR that is 2/1. It was purchased as a duplex with a 2/1 and a 1/1. No photos of the other unit which is supposedly in better shape.
